Tustin is a useful case for anyone arguing that a single answering script can cover a brokerage. The city produces two categories of leasing call that could not be less alike, and both of them may reach the same broker in the same afternoon.
The Legacy side
Tustin Legacy, The District, and the newer development around them attract national and regional users with real estate departments. Those callers ask about co tenancy, traffic counts, parking ratios, and whether the space fits a prototype. They are working a map, they have a timeline, and they will not call twice.
They also frequently call from another time zone, which is the ordinary reason a broker's cell shows a missed call from an unknown area code at 6:40am.
The Old Town side
El Camino Real and the surrounding blocks are small older storefronts with an independent operator base. Those calls are about the building, the size, and whether the owner will consider what the caller wants to do. The caller is often standing outside the space when they dial.
Both call types are worth having. The failure is treating them the same, because a prototype question and a what is the actual usable square footage question need different information behind them.
Newport Avenue and Red Hill
